The rules for first-time buyers, nation by nation

  • England (Stamp Duty): First-time buyers pay no Stamp Duty on the first £300,000, then 5% on the part up to £500,000. Over £500,000 the relief doesn't apply, and the normal rates are paid on the whole price.
  • Northern Ireland (Stamp Duty): First-time buyers pay no Stamp Duty on the first £300,000, then 5% on the part up to £500,000. Over £500,000 the relief doesn't apply, and the normal rates are paid on the whole price.
  • Scotland (Land and Buildings Transaction Tax): Land and Buildings Transaction Tax has no separate first-time buyer rate because the relief is built into the bands: nothing is due on the first £175,000, then 2% on the part above it, rising in bands.
  • Wales (Land Transaction Tax): Land Transaction Tax has no separate first-time buyer rate: nothing is due on the first £225,000, then 6% on the part above it, rising in bands.
